SAN ELIZARIO - Ben Sanchez gets a kick showing off the majestic Adobe Horseshoe Theater in the heart of this charming, storied town.

"There's so much potential in this property," Sanchez said. "It's just a matter of getting the right mechanics and the right people to work it."

The former theater-restaurant, anchored in the historic plaza and on land that once had the county's first courthouse in the 1850s, is listed for sale at a price of $2 million, which includes an adjacent retail space now serving as a gift shop, and a one-acre vacant lot billed as prime real estate for a parking lot.

Sanchez, a San Elizario native, is a local historian of sorts. He and other advocates of historic preservation suggest that the time may be good for the Adobe Horseshoe to be transformed into something else that could still be compatible with the area's rich history.

The town of about 12,000 people just east of El Paso traces its roots to early Spanish settlers in 1683. Its most famous relic, the San Elizario adobe chapel, dates to 1773. The area itself started out as a Spanish fort, or presidio.

Sanchez is convinced it may take outside investors to salvage the 1970s-era building and restore it to its former splendor. He manages the theater space and adjacent Silver Dollar Trading Post, a building that once housed military barracks.

"The Horseshoe has become an integral part of our history," he said. "It adds to the placita."

Sanchez is convinced the Adobe Horseshoe could be transformed into a fine restaurant, a recording studio or a performing-arts academy.

Ray Benson of the Texas country group Asleep at the Wheel toured the theater in December and said he was so impressed with the venue that he would love to do a concert at the Adobe Horseshoe.

Janet Protzman, a prominent Lower Valley farm owner, built the Horseshoe and opened it in 1973 as a dinner theater.

Over the years, the Horseshoe attracted various stage and Hollywood television and movie actors of an era gone by: Tab Hunter, Gloria De Haven, June Lockhart, Guy Madison, Pat Carroll, Mamie Van Doren, Gale Storm, Bob Denver, Tom Poston, Ann B. Davis, Gavin McLeon and others.

Actors and audiences have praised the Adobe Horseshoe, with its spacious lobby and rustic 50-foot curved cocktail bar and high ceiling interlaced with vigas, as one of the most attractive in the United States.
